Important Notice: Strict Policies to Protect Our Guests, Neighbors, and Property
We are dedicated to providing a safe, clean, and enjoyable environment for all of our guests. To maintain the comfort and safety of everyone, we have established the following non-negotiable policies:
No Parties, Events, or Large Gatherings: The maximum occupancy of the home is 10 guests, and the number of guests on the property must match the number specified in your reservation at all times. Violations will result in an immediate $500 fine and potential termination of your stay without a refund.
No Smoking Anywhere on the Property: Hidden Haven is a smoke-free home. Any evidence of smoking will result in a $500 fine for cleaning and damages.
Local Guest Restrictions: Florida residents are welcome; however, additional verification may be required to ensure compliance with our no-party policy. Past incidents have made it necessary to take this extra precaution to preserve the safety and comfort of all guests and our neighbors.
POOL AND SPA HEATING POLICY!
For an enhanced stay, we offer optional pool and spa heating to ensure maximum comfort during your visit. Here’s what you need to know:
Pool and Spa Heating: $30 per day (minimum 3-day purchase required).
Spa-Only Heating: $15 per day.
Important Details:
Heating Activation: Pool and spa heating must be requested and paid for at least 48 hours in advance of check-in. The pool and spa may take 24 to 48 hours to fully heat, so please plan accordingly. An invoice will be sent to the email associated with your reservation.
Heating Schedule: The pool heater operates daily from 8 AM to 8 PM, maintaining a target temperature between 82°F and 86°F. (Most waterpark pool temperatures range from 80 to 82 degrees) Please note that during colder weather (below 55°F), the pool temperature may only reach 78-84°F. Without heating, the pool water will match the outdoor temperature. Even in the low 80s, the pool will still be considered “heated.”
Spa Heating: The spa heats to 102°F when activated and the heating fee is paid. While the spa is heating, the pool heater will temporarily pause, and the pool will not begin heating until the spa is no longer active and the pool pump turns back on. When activating the Spa from the controller please give time for the system to adjust the settings.
Temperature Variances and Safety System:
Please be aware that we cannot guarantee the pool will always reach the target temperature during extreme cold (nights in the 30s or 40s). When temperatures dip, the pool will typically reach a maximum of 15-20 degrees above the outdoor temperature. During these colder conditions, the heater may enter a safety freeze mode, automatically pausing to prevent overheating or damage to the system. The heater will restart once the system stabilizes, but it could take longer to reach the desired temperature.
Maintenance:
The pool maintenance team may need to clean the pool during your stay without prior notice to ensure everything is in top shape. This is a routine service that helps us maintain the best quality for your stay.
Fines for Unauthorized Adjustments:
Tampering with the heating system is prohibited. Any unauthorized adjustments will result in a $500 fine and the full charge for each day of heating for the duration of your reservation. We kindly ask for your cooperation in preserving the integrity of our system. The pool equipment is monitored by camera.

Left Something Behind?
If you accidentally leave an item at the property, there will be a $25 service fee, plus shipping costs, to retrieve and send it back to you. This fee helps cover the cost of retrieving, packing, and shipping the item, as our location is quite a distance from the home. Please take a moment to double-check your belongings before you depart to avoid any inconvenience. A receipt will be provided for the shipping and service fee.
By booking our home, you agree to adhere to these policies. Failure to comply will result in immediate action to protect our property and the experience of other guests and neighbors.

Check-In / Check-Out
Check-in time is 4:00 PM. Early check-in may be available upon request. Please ask your Customer Experience team for the cost as it varies per property. Check-out time is 10:00 AM. Late check-out may be available upon request, so please ask your Customer Experience team for cost and availability.
Please note that these times are strictly enforced and that arriving before 4 pm or checking out after 10 am without prior approval is against our policies. Failure to abide by the requested check-in and check-out times will result in a $50 fine for every 30-minute violation before or after the times provided.
Security Deposit / Additional Costs
If applicable to your reservation, the security deposit will be used at the sole discretion of Dreams to Realty FL LLC to pay for the restoration of the property to its original move-in conditions (outside of other normal wear and tear). Additional costs include but are not limited to cleaning beyond normal wear and tear, removing excessive garbage, and repairing or replacing any part of the premises, its contents, common areas, and recreational facilities for damage caused after your move-in. In the event that said deposit is insufficient, you agree to allow Dreams to Realty FL LLC to charge your credit card on file to pay the additional costs or we may send you an invoice that is payable in full upon receipt. If all terms and conditions of the agreement are fulfilled, the deposit will be returned in full within 21 business days after guest departure.
Repairs and Maintenance
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs, or pools/spas. Please report any inoperative equipment to our office promptly. Dreams to Realty FL LLC will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by a Dreams to Realty FL LLC property associate, a maintenance service professional will be dispatched.
NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE Dreams to Realty FL LLC WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. Dreams to Realty FL LLC will always look for alternative solutions to ensure and prioritize guest comfort.
Cancellations & Refunds (Depending on the package booked)
Guests must cancel at least 60 days before check-in to receive a 100% refund for all nights, minus an 8% processing fee.
Guests must cancel at least 30 days before check-in to receive a 50% refund for all nights, minus an 8% processing fee.
If a guest cancels less than 30 days before check-in, you’ll be charged 100% for all nights.
Utility Agreement (Month or Longer Reservations)
For vacation rental stays for one month or longer, you acknowledge and accept that you will pay for ALL utilities (Gas & Electric) during your stay. The total utilities will be deducted from the Security Deposit and billed thereafter. Security Deposits will be refunded within 45 days after departure for one month or longer reservations. A $45 utility processing fee will be applied to the reservation which covers the administrative hours required to prorate your utility usage.
No Smoking Policy
All properties are non-smoking. Violation of the no smoking policy will result in forfeiture of the full security deposit and damage liability of up to $2,500 for any discovered damage to furniture or any odors.
Good Neighbor Policy
You agree to abide by all rules and regulations set forth by local ordinances, which includes a “Good Neighbor Policy”. You are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Anyone found to be violating noise ordinances will be subject to an initial $1,000 fine followed by a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations. Possible violations include, but are not limited to, limiting sound amplification outdoors, over-occupying parking areas, over-occupying the rental property, hot tub use after designated hours, failing to properly store trash, and failing to follow your agreement with the Management Company. Quiet hours are strictly enforced between 10:00 PM-8:00 AM and no outdoor music or noise is permitted during those times. Parking is not permitted on the streets at any time. There are no parties allowed at this property.
Property Inspection
An inspection of the vacation rental property has taken place before your arrival. Upon your arrival If there are any concerns with the property, please notify Management immediately to ensure that such issues may be remedied in a timely manner. The property will be subject to inspection upon reasonable notice to guests, which includes knocking on the door or ringing the doorbell before entry in the event that noise complaints are issued. The guest understands that this may occur anytime during the guest’s stay if there is noise or reasonable suspicion of a party or any other violation of the house’s neighborhood rules or city ordinance.
Private Pools & Spas (if applicable)
Pools and spas are chemically serviced and cleaned regularly. All of our pools and spas have been properly cleaned in advance of your arrival. However, we sometimes experience winds that can cause debris from surrounding trees and other materials to fall into the pool. Please let us know if your pool is not clean, and we will make every effort to contact a pool cleaner, but please understand that WE CANNOT GUARANTEE that the pool person will be able to return to the property. In the event of any damages caused by tampering with the pool equipment, the guest shall be responsible for the cost of said damages.

Occupancy Limits
Our rental rates are based upon a maximum of 10 guests. Children are counted in total occupancy unless they are under the age of 5 years old. Guests who violate the occupancy limits (i.e., having more than 10 guests) are in serious violation and breach of these Terms & Conditions, and Dreams to Realty FL LLC reserves the right to deny access or to require all guests to vacate the premises. No refund of monies will be issued due to violation of the house rules, noise ordinances, or occupancy limits.
Obligation to Follow Rules + Surveillance
Each property may be monitored by video electronic surveillance on the exterior of the house for guest security and to ensure that the rules of the community are respected. Guest acknowledges that this Property may be under 24-hour exterior surveillance and security monitoring and patrols. Properties may include noise alert monitoring systems in order to ensure that neighborhood noise levels are respected. Cameras are located above the garage, at the front door, and overlooking the pool area. They are solely for security purposes and do not infringe on guest privacy inside the home. We want you to feel safe and secure during your stay while ensuring the property remains well-protected
No Event/Party Policy
Unless otherwise authorized in writing by Dreams to Realty FL LLC, no gatherings, loud celebrations, parties or other private events (collectively “events”) are to be held at the vacation rental property during your occupancy. Holding an event without receiving prior approval, permit or permission from Dreams to Realty FL LLC is considered an abuse and breach of these Terms and Conditions and is cause for immediate termination of occupancy. Upon any infraction of rules, Dreams to Realty FL LLC may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposits. Only those guests listed on the attached guest list to this rental agreement may occupy the property during the reservation periods.
No Replacement Property Guarantee
While every reasonable attempt will be made to accommodate you, if the vacation rental property selected by you does not meet your approval, Dreams to Realty FL LLC cannot guarantee that another vacation property will be made available to move you once you have reserved a specific vacation rental property.
No Hold Over Policy
Dreams to Realty FL LLC attempts to ensure that all of our properties are fully booked and reserved for the owners of the vacation rental properties. Unfortunately, we cannot permit you to remain on the vacation rental property beyond the date and time of checkout that you have previously agreed to during your reservation and confirmed by email unless you have made a prior written agreement. If you hold over or remain on the vacation rental property beyond the time and date of checkout, you agree and consent to be removed from the premises and locked out of the vacation rental property by Dreams to Realty FL LLC, its representatives, and/or law enforcement. You further consent to permit Dreams to Realty FL LLC to remove your personal belongings to a location of the Manager’s choice, where you may retrieve them.
Vacation Rental (Not a Lease)
This is a vacation rental agreement for a temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
Liability and Obligation to Follow Rules
By agreeing below, you understand that Dreams to Realty FL LLC is only responsible for reservations, house cleaning, and check out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless Dreams to Realty FL LLC and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Guests agree to follow any and all House Rules provided to them by the Property Manager, as well as any and all rules of the Homeowners Association where the property is located, and any and all City or County ordinances in the area where the property is located. The guest will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. The guest acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed.
Host Cancellation of Reservation
If the property which is the subject of this agreement becomes unavailable for any reason, a suitable substitute property shall be found, or all monies returned in full to the guest, with no further liability opposed upon Management or the property owner. Dreams to Realty FL LLC will not be in breach of the terms of this agreement if the cancellation is beyond reasonable control including but not limited to a change in ownership of the property, damage or malfunction of equipment, disturbances on nearby properties, construction in or adjacent to the property, labor disputes, governmental regulations or controls, fire or other casualties, holdover tenants from a previous rental, inability to obtain materials or services, technical failure or difficulties, problems or interruptions with the internet or television, computer viruses, acts of god, insurrections, terrorism, or any other cause.
Property Unavailable Disclosure
If, after this reservation is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, Dreams to Realty FL LLC, has the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guest’s occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of the reservation. If the reservation is canceled pursuant to this section, Dreams to Realty FL LLC will return all monies deposited to the guest.
Miscellaneous
Any and all legal matters arising out of this agreement shall be adjudicated in the city in which you are renting. Should any provision contained in any agreement between Dreams to Realty FL LLC or the Property Owner and you be held to be invalid, illegal, or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal, or unenforceable provision will be replaced with a valid, legal, and enforceable provision that most closely accomplishes the former provisions’ economic effect. You agree that facsimile signatures shall have the same authority as original signatures and this agreement may be signed in any number of ways.
ALL GUESTS hereby acknowledge and agree to follow all house rules, neighborhood rules, and city laws and ordinances.
